Agents

CompareTypical Seller's & Buyer's Agent

Some mistakes made by Buyers

Sometimes a buyer doesn't
understand roles and duties of  real estate agents, especially who
represents who.

Buyers may innocently disclose       confidential and material information about their needs and financial abilities to sellers and their agents.

Buyers think only sellers pay
commissions.

Buyers think that mortgage companies and appraisers protect and promote their interest.

Buyers don't carefully design strategies for better negotiation with sellers and their agents.

Buyers don't understand the
importance of attending property inspections.

Buyers don't recognize long term value of their equity position.

Disclosed dual agency is a practice whereby a brokerage firm seeks the permission of buyers and sellers to work for both on the same transactionIn order to do this, the buyer and seller must waive their rights to exclusive representation.  In this situation, the agent assumes the role of a neutral party or facilitator, leaving both the buyer and the seller without representation.
